Five Star Living
Launched by Green Building Council of Australia (GBCA) in 2003, Green Star is Australia’s largest voluntary and truly holistic sustainability rating system for buildings, fitouts and communities.
To receive a Green Star Certification Trademark, projects must pass a thorough, independent and transparent assessment process, which Windfall has proudly achieved.

Indoor environment quality
Health and wellbeing are central to everyday life at Windfall. The indoor environment plays a big part in this, with acoustic performance, artificial and natural lighting, material selection, and mechanical systems all achieving Australian Excellence in design.
The building itself is a breath of fresh air, with air conditioning and ventilation systems designed to maintain air flow, air cleanliness and comfort across all levels.
Material selections include natural finishes, low VOC paints, adhesives, sealants and carpets, plus low formaldehyde composite wood products to limit the risk of exposure to toxins.

Passive design
Windfall takes an active approach to passive design, creating long-term benefits. Apartments have been designed to maximise cross flow and passive ventilation to allow for plenty of fresh air. Bathrooms are also generally designed with external window access.
Each apartment also features abundant natural light through expansive frontage, full height glazing and high ceilings throughout.

Energy
Windfall offers a range of long-term energy saving opportunities for residents. The building has been designed to reduce peak energy demand, while a 40kWp solar array has been included to feed common power.
Through a partnership with WinConnect, Greenpower will service all common areas at no additional cost to residents.
In each apartment, ceiling fans help to reduce reliance on air-conditioning, while smart power meters throughout the building monitor power usage for greater efficiency.

Water
Water savings can be found inside and out. A highly efficient, centralised and electric heat-pump water system combines with smart metering to limit hot and cold water wastage and reduce costs.
In addition, all fixtures exceed building code requirements, with taps and urinals required to meet a minimum 5-Star WELS rating. Each apartment comes complete with highly efficient washing machines and V-Zug dishwashers, with the dishwashers achieving a 6-Star rating.
Outside, the ample landscaping is irrigated using moisture sensors and drip irrigation systems where appropriate.

Innovation
Looking ahead to the future is easy at Windfall. The building offers provision for electric vehicle charging to all residents, which can be added at any time.
All services are also independently commissioned and tested to ensure performance meets expectations from day one and beyond.

Whole of life cost
To make sure Windfall continues to achieve its sustainability goals, post-construction monitoring of services is provided.
Part of this involves the collation of data from meters to measure performance, with regular meetings held to identify any issues and create opportunities for improvement.
