WA’s largest premium purpose-built student accommodation to get underway in the Perth CBD.

Raising the bar on traditional student accommodation, Lot 19 Perth City Link will give future residents access to a new level of premium apartment living and amenity that redefines the student lifestyle.
Work on the 19-storey, $350 million development is now underway, with the project led by Erben, in partnership with global real estate investment management firm Heitman, alongside Erben’s capital partner Alceon. Delivered by tier one construction company Built, the purpose-built student accommodation will provide 1,146 beds over 37,000 square metres and features a publicly accessible ground floor to further activate the precinct.
Positioned adjacent to the new Edith Cowan University City Campus, the development offers students a full suite of amenities including communal kitchens, study lounges and a large wellness area with gym, sauna and steam room. This is in addition to:
- Thoughtfully designed spaces that maximise inner city views and support social interaction between residents.
- Cleverly organised amenity across three zones – social and dining, quiet individual and group study, and health and wellness.
- Multiple room types including studios (with accessible rooms), twin studios and cluster apartments with 4 or 5-bedrooms, each with their own ensuite and shared facilities.
- A vibrant Roe Street ground floor with to-be-announced food and beverage offerings, adding to the experience of residents and city patrons.
Erben Managing Director Luke Reinecke said the project represented a considered contribution to Perth’s evolving city centre.

With institutional partners Heitman and Alceon’s commitment to the central and strategic City Link, the development will become a focal point in the vibrant student community forming in Perth CBD.

Constructed by Built, targeting a 5-Star Green Star rating, the project incorporates sustainable design features such as energy-efficient building systems and a rooftop solar array. With a shared vision, Erben and Built have collaborated to deliver a project that meets the demand for intelligent and high-quality living.
“The start of construction reflects the strength of our ECI process, working closely with our partner Erben and local authorities to unlock a complex site, navigating live PTA assets above and below ground to set the safest and most efficient way to build,” Built Director Jon Stone said.
“The uniqueness of the structural steel design demanded an innovative construction solution. By combining a modular approach with prefabricated elements, we’re delivering certainty on quality and program while promoting offsite manufacturing and ultimately easing pressure on the local workforce,” he added.
The development supports the Perth City Link vision to create an active, connected and safe day-to-night environment. Once complete, the precinct will connect the CBD to Northbridge creating a vibrant city centre destination that also supports the unprecedented demand for higher education campuses.
Centrally located and highly walkable, the site has the Perth Bus Station at its base and Perth Train Station a five-minute walk away. Adjacent to the new ECU City Campus it is also a short walk to North Metropolitan TAFE, with single trip public transport connections to Curtin University, ECU Joondalup and The University of Western Australia.
Construction is expected to be completed by the end of 2027, ahead of opening for the 2028 academic year.
